New neighbourhood from Moda will offer 398 beautiful homes for rent with best-in-class amenities and services, creating a vibrant community with wellbeing at its heart.

Moda Group, the leading investor, developer, and operator of rental communities with a collection of thriving neighbourhoods across the UK, has announced homes at Moda, Loudon’s Yard in Edgbaston will be available from March.

398 homes, wellness-focused living

The new neighbourhood will offer 398 beautiful homes for rent, creating a vibrant community with wellness at its core. Conveniently located less than a mile from Birmingham city centre and featuring excellent access to transport links including West Midlands Metroline, Moda, Loudon’s Yard sits adjacent to Edgbaston Village, part of the Calthorpe Estate – just a couple of minutes’ walk from the Birmingham Botanical Gardens, Birmingham City University, and a range of bars and restaurants including Chapter, Loki Wines, Simpsons, Smoke & Ash, The Blue Piano, The High Field, and more.

The neighbourhood features interior-designed studio, 1-, 2-, and 3-bedroom homes which are pet-friendly and deposit-free as standard, along with an array of bespoke amenities including a resident courtyard and BBQ area, state-of-the-art private dining room, a 24/7 gym and fitness centre with tech-enabled equipment and bookable personal trainers. Co-working spaces with bookable meeting rooms will bring a new meaning to WFH, and a dedicated on-site team will be on hand to assist residents with anything they need and run regular events to encourage community and wellbeing throughout the neighbourhood.

Residents will also have access to the MyModa app where they can stay connected with their neighbours, report any maintenance requests, book on to resident events and take advantage of exclusive partnerships with a range of local businesses.

Green space will be a key element of Moda, Loudon’s Yard in line with the area’s heritage and Moda’s own commitment to wellbeing and sustainability. In the 19th century, during the era of industrialisation, Calthorpe was keen to protect Edgbaston. No factories were allowed to be built on the area and Edgbaston became known as place ‘where the trees begin’. With this in mind, Moda, Loudon’s Yard will significantly add to Edgbaston’s green places, featuring its own courtyard and garden, in addition to more than an acre of landscaped and green public space as part of the wider New Garden Square masterplan.

Moda, Loudon’s Yard is named after Jane Wells Webb Loudon, an English author and early pioneer of science fiction, later publishing gardening books and becoming an acclaimed botanical artist who reframed the art of gardening as fit for young women. She worked alongside her husband, John Loudon, a renowned botanist, garden designer and author who designed the famous Birmingham Botanical Gardens.

Moda: Creating UK’s happiest, healthiest communities

Moda is committed to creating the happiest and healthiest communities in the UK, and is the global leader in accreditations from Fitwel, the world’s leading certification system for healthy buildings and communities. The business was recently named a Fitwel Champion, an additional accolade awarded for Moda’s commitment to Fitwel standards across its built environment portfolio.

The homes at Moda, Loudon’s Yard further demonstrate Moda’s commitment to Birmingham. The 487-home Moda, The Mercian, opened its doors to residents in 2022, with the 722-home Moda, Great Charles Street in the city’s Jewellery Quarter currently under construction, with a further 1,000 new homes planned at Stone Yard in Digbeth.

Davey Watts, General Manager, Loudon’s Yard, said: “Loudon’s Yard will be an amazing addition to the existing community here in Edgbaston. Our beautiful homes and carefully designed amenity spaces will be a perfect base for anyone to enjoy everything Edgbaston Village has to offer while having easy access into the city centre. I’m proud to see this new neighbourhood taking shape and I can’t wait to welcome our first residents soon.”

Moda: lifestyle-focused living spaces with outstanding amenities

Ralph Minott, Masterplanning and Development Director of Calthorpe Estates, said: “The Calthorpe Estate has developed over 300 years, creating special places for its communities to live, work and play, and renowned for our retention and management of over 350,000 trees across the estate through that time, as well as unique green spaces and attractive public realm. Moda, Loudon’s Yard is the first neighbourhood of the New Garden Square Masterplan, and Calthorpe Estates is truly excited to welcome this exciting new era for high quality modern living into Edgbaston, superbly designed and conceived by Moda Living, but retaining and blending into this leafy heritage.

“Moda’s commitment to delivering lifestyle-focused living spaces with outstanding amenities and services is exemplary with a delivery record to match. We are confident that Moda, Loudon’s Yard will be a credit to Edgbaston and to Birmingham, and the start of a unique and long partnership with Calthorpe Estates.”
