A new rental neighbourhood in the heart of Edgbaston Village, from leading developer operator Moda Living, is open for viewings for next-generation renters, with reservations now live
A new rental neighbourhood in Edgbaston Village has opened for reservations. Designed with wellbeing at its core, Moda, Loudon’s Yard promises state-of-the-art facilities across its 398 homes and resident amenities, cementing Moda Living’s reputation for building the happiest and healthiest communities in the UK. Named after botanical artist and gardening publisher Jane Wells Webb Loudon, Moda, Loudon’s Yard is located in the leafy suburb of Edgbaston, Birmingham’s greenest area, and was designed to fit seamlessly into the local landscape.
Located on the Calthorpe Estate, the studio, 1-, 2- and 3- bedroom homes are pet-friendly and now available to view and reserve with alternative deposit options available, with the first residents expected to move in from July.
Moda has built the neighbourhood around more than an acre of green space, which will also be open to the public. Residents can make the most of a private garden, courtyard, and BBQ area, as well as being just a stone’s throw away from the Edgbaston Village precinct as well as the Birmingham Botanical Gardens, which was designed by Jane’s husband, John Loudon.
Moda, Loudon’s Yard, is surrounded by an array of popular independent hospitality businesses, such as Smoke & Ash, Loki and Chapter which the brand will champion through a range of unique independent partnerships including botanical themed menu specials and more. In June 2024, Moda Living will be launching a guide to the area, which residents can pick up to discover more about what Edgbaston has to offer.
Moda Loudon’s Yard is the first phase of Moda’s New Garden Square Masterplan, set to deliver an additional 2,000 homes across a range of tenures. The development will also feature exceptional public spaces, commercial units, and workspaces, creating a vibrant new district in the heart of Edgbaston.
The neighbourhood itself has health and wellbeing built into it. As a global champion in Fitwel – the certification system for healthy building design and delivery – Moda ensures wellness is built into every aspect of its buildings and public spaces.
Residents also have access to the neighbourhood’s 24/7 gym, equipped with the latest fitness technology and equipment. This is further enhanced by partnerships with leading fitness brands, including Fiit and Peloton, offering residents exclusive deals and access to classes and services.
Carefully curated partnerships mean that residents can make the most of further health and wellbeing services through the MyModa resident app. Over 1,000 Fliit virtual fitness classes are available for free for six months, and discounts on brands including Neom Wellbeing and The Good Prep mean residents can indulge in products and services to enhance their lifestyles.
The Moda lifestyle is streamlined through the MyModa app. From paying rent and accessing their home, to engaging with your neighbours and making use of exclusive brand partnerships, the technology puts Life 2.0 at the fingertips of its residents. The app also enables users to monitor their carbon output and energy usage, encouraging green behaviour while helping residents minimise utility costs.
Additional bespoke amenities include a bookable private dining room, co-working spaces, and common areas including a resident’s lounge, and lounge coffee bar.
This latest development from Moda Living joins its portfolio of thriving neighbourhoods including the first site in Birmingham – Moda, The Mercian – which opened in 2022. Moda, Great Charles Street’s 722 homes are currently under construction in the Jewellery Quarter and the development of an additional 1,000 homes are planned at Digbeth’s Stone Yard.
Davey Watts, General Manager, Loudon’s Yard, said: “Creating a happy, healthy community where everyone feels safe and looked after was our top priority. An amazing lifestyle is built into Moda, Loudon’s Yard, and Edgbaston Village is such an exciting location with so much on the doorstep. We can’t wait to welcome our first residents to the neighbourhood so they can start to live their best Moda lives.”
